Proximity to Transit & Amenities:

The BART Station is about 50 feet from the Project and less than 500 feet walk door to door. 

Approximately 15,000 SF of ground floor retail/services is designed to activate the street and public plaza that surround the project. 

The building will provide bike storage and 50 parking stalls for guests and residences. 

The retail spaces will serve residents, the neighborhood, visitors to the site, and a significant number of transit riders who use the site daily. 

There are multiple amenities within ¼, ½ and 1 mile radius including employment opportunities, retail shopping, neighborhood parks, schools, and social and medical service organizations.

Sustainability

The project will be Green Point rated Gold, which provides a high level of environmental performance. To achieve this level of energy performance the project will provide

  • Greater than code energy efficiency
  • On-site renewable energy production
  • Reduction in indoor and outdoor water use
  • Sustainable material selection
  • Dense urban site located next to transit and limited on-site parking
  • Construction waste diversion

Development Partners

The development team is working with the Oakland Housing Authority (OHA) who will provide Project Based Vouchers and a financial contribution in exchange for participating in the development, management, and oversite of the project. OHA will also have the right to acquire the leasehold interest at the end of the 15-year tax credit participation period. The City of Oakland’s Housing and Community Development Department is also partnering and providing financial assistance to the project. Finally, BART is a very active partner and is assisting with the planning activities at the ground level.
